Ellerthwaite Lodge, a 19th century B&B that is just a short walk from Lake Windermere and two minutes from the centre of the Cumbrian village, has been sold off an asking price of £1.25m.

The guesthouse, which trades all year round, offers 16 en-suite bedrooms, a 10-seat lounge bar with stained glass windows, and two 20-seat breakfast rooms (one with a grandfather clock).

Other facilities include two one-bedroom apartments for staff and owners, a large parking area, and spacious private gardens.

The previous owners have also secured permission to build two houses in the garden.

The Leeds office of Knight Frank sold the freehold to Alastair Rushton on behalf of Roger Mitchell and Ann Gee.
