Former fire station restaurant for sale in Hammersmith

A contemporary and very spacious bar-restaurant in West London has been put on the market with Alder, Grimes and Gooderman (AG&G).

The Old Fire Station in Shepherds Bush Road is, as its name implies, a conversion of a former London Fire Brigade station which has been fitted out to emphasise the old pump house.

The property – which has a ground floor area of 645sq m (or nearly 7,000sq ft) – is adjacent to the Hammersmith Palais nightclub and close to both Hammersmith Broadway tube station and a main bus terminus.

The front part of the premises contains the bar, complete with central island servery and raised seating area, along with the main cellar, bin store and manager’s office.

The main dining area and an open kitchen are situated towards the rear of the building, along with a conservatory leading to an outside patio.

The business has been turning over between £17,000 to £36,500 per week over the past six months.

AG&G is seeking offers in excess of £800,000 for the leasehold on the property, which runs for 30 years from 2005.

Annual rent currently stands at £160,000 per annum, with a rent review due in 2010.
